North Huntingdon Twp. Zoning Hearing Board has granted a variance that will allow a Pittsburgh firm to develop the Chesterfields property along Route 30 on Jacktown Hill as the new location of a Walgreens pharmacy and a Starbucks coffee shop.

By a 4-0 vote Tuesday, the board approved a Walnut Capital plan that allows for 58 parking spaces, rather than the 87 that would be required under the township zoning ordinance for the 14,500-square-foot drug store.
The vote was the first official step in a process that accompanies Walnut Capital's purchase of the landmark Chesterfields Restaurant from Barbara Braun.
The purchase covers both Chesterfields and additional property from the Gross family, which once ran the restaurant Barbara and the late Jack Braun acquired more than a quarter-century ago.
In all, 3.5 acres will be utilized by Walnut Capital.
