Board approves plans for Rite Aid, Atria's restaurant

Richland Township Board of Supervisors has approved preliminary and final land development plans by Walnut Capital for Orchard Park Plaza to be located at the corner of Route 8 and Ewalt Road.

Construction of the plaza, which will include almost 12,000 square feet of retail space as well as a Rite Aid pharmacy and Atria's Restaurant & Tavern, is expected to begin between late spring and early summer 2006 with completion most likely nearing fall.

Approved site plans call for multiple entrances with access from both Route 8 and Ewalt Road.

A right-in, right-out driveway will grant limited access to motorists on Route 8.

Shortly after the traffic signal on Ewalt Road there will be an "in-only" entrance, however about 250 feet further there will be a full access driveway with a probable traffic light.

The plaza will be constructed around Richland Motor Mall, which will remain at its current site.

The 14,500-square-foot structure that Rite Aid will occupy a free-standing, one-story building constructed entirely of brick positioned on the southern portion of plaza closest to Ewalt Road.

Atria's, will be on the other side of the shopping center and feature an outdoor seating area.

Plans call for the plaza to include around 200 parking spots.

Mark Schmidt of Hampton Technical Associates, representing Walnut Capital, said, a revised site plan will be brought before the board in the coming months that will add 13 parking spaces by cutting curbs and impervious spaces.
